COMMERCIAL & HERITAGE RESTORATION
Restore the surface.
Preserve its story.
Precision laser restoration for commercial properties and heritage surfaces—preserving original material, architectural detail and the character worth keeping.
RESTORATION BEYOND ROUTINE WASHING
Reveal the beauty.
Retain the original.
Specialist laser restoration brings renewed life to surfaces where routine cleaning has reached its limits. By targeting unwanted deposits, we aim to recover the appearance of the existing material while protecting the features that make it valuable.
We focus on surfaces where conventional cleaning has not achieved an acceptable result. Before committing to full replacement, a representative laser-cleaning trial can establish whether the existing material can be restored.
HERITAGE BUILDINGS & HISTORIC SURFACES
Clean with care.
Keep the history.
Original stonework, carved details and aged architectural surfaces carry a character that replacement cannot recreate. Our approach prioritises retaining that original fabric while selectively removing unwanted contamination.

ORIGINAL MATERIAL
Protect the base surface
Precisely controlled laser energy can remove suitable deposits while limiting disturbance to the underlying material. Settings and treatment boundaries are established on representative trial areas.
CRAFTSMANSHIP & CHARACTER
Respect the detail
The non-contact process avoids abrasive scrubbing at the treatment point. We assess fine detail, inscriptions, surface texture and significant patina so cleaning supports the intended conservation outcome.
CONSERVATION-LED PLANNING
Agree what should remain
For heritage work, we propose trials and agreed acceptance criteria with the owner’s architect or conservation specialist. Historic finishes, pigments, fragile layers and areas to retain are assessed before wider treatment.
Suitable applications may include heritage stonework, masonry, carved architectural features and historic metalwork, subject to material-specific assessment. The aim is careful restoration that respects the building’s history—not an indiscriminately “like-new” finish.
STUBBORN CONTAMINATION
Address what ordinary cleaning leaves behind.
Porous and textured surfaces can retain contamination within accessible pores, surface recesses and irregularities. A surface can remain discoloured even after repeated washing.
TARGETED ACTION
Laser ablation at the surface
Laser energy can break down and remove suitable contamination, including deposits in accessible surface pores. Removal may involve vaporisation and particle ejection; performance depends on the material, deposit and selected settings.
LESS ADDED LIQUID
Avoid saturating the material
Our dry laser-cleaning approach avoids introducing wash water or chemical cleaners during treatment. On absorbent stone, unsuitable wet or chemical treatment can leave residues, redistribute staining or contribute to discolouration.
A REPRESENTATIVE TRIAL
Judge the result on your floor
We assess the actual stain and material, including colour, texture and substrate response. We establish the achievable result on a sample area before proposing wider restoration.
THE COMMERCIAL CASE
Compare restoration with replacement.
Restoration protects the value already built into your property. Retaining a serviceable floor can avoid substantial replacement costs, extend its useful life and reduce the demand for new materials.
01 / COST
Retain what is still serviceable
Potentially avoid removal, disposal, new material, installation and associated making-good work. Savings depend on the restoration scope and replacement alternative.
02 / ASSET LIFE
Extend the life of the existing surface
Recover appearance while keeping sound stone in service. Restoration cannot repair structural damage, cracks or material that has reached the end of its serviceable life.
03 / CARBON
Reduce the need for new materials
Retaining a floor can avoid emissions associated with producing, transporting and installing replacement material. Project savings depend on the replacement baseline and the restoration work.
SMU LKC SCHOOL OF BUSINESS
Restore the floor.
Retain its value.
Our granite-restoration work at SMU illustrates the strategy: restore the existing paving and extend its useful life, helping avoid premature full replacement.
≈12 tonnes CO₂e saved
BKR-reported project estimate associated with retaining the existing granite instead of replacement. This is a project-specific estimate, not a guaranteed saving for other sites.

See the potential before deciding to replace.
Send photographs, the surface material, previous cleaning methods and the result you need. We assess a representative area and agree the appearance and material-response criteria. Laser cleaning does not reach every deep or closed pore, and complete removal of every stain cannot be assumed.

Restore what is worth keeping.
Send surface photographs, dimensions and the finish you need. We will discuss a practical next step.
